As Managing Director for Aspiras Property Management Sdn Bhd, I am fully responsible for managing portfolios of properties and provide professional property management service to a variety of clients, provide professional advice and assistance to junior staff, monitoring overall property management and facilities management activity for Stratified and Landed Properties.

DUTIES;

  • Managing property teams.
  • Liaising with property owners and property developers.
  • Visiting properties and carrying out inspections.
  • Complying owners and tenants details.
  • Dealing with people over the phone and via letters and emails.
  • Meetings Joint Management Body (JMB}, Management Corporation (MC) and property Developers.
  • Ensuring that all site operations are In compliance with established House Rules and Government policies and laws.
  • Appointing contractors and monitoring their works.
  • Ensuring properties are properly maintained.
  • Assessing and evaluating maintenance issues.
  • Review existing property management, procedures and systems.
  • Ensuring that services are completed and delivered on time.
  • Establishing terms and conditions for property leasing and rental.
  • Preparing budgets for Management Council and Senior Management team.
  • Arranging collection of Maintenance charges/ Sinking Fund/ Rental charges.
  • Chasing up Maintenance Fee/ Sinking Fund and Rental defaulters, ensuring maintenance charges/ sinking fund and rental charges are paid by property owners on time.
  • Monitoring and enforcing the terms of all lease agreements.
  • Controlling procurement and expenditure costs.
  • Hiring, training and supervising staff.
